For the brokerage's counsel · ARMLS
A brokerage is being asked to designate Truppraisal, LLC to receive a Back-Office (BBO) data feed under its own ARMLS participation. This page sets out exactly what that is, the published policy it rests on quoted verbatim, and what the brokerage is not agreeing to. It is written to be read once and cleared.

Everything else on this page is our reading of published policy, and counsel should treat it that way. This section is different: it is ARMLS stating its own position, quoted verbatim, in correspondence dated September 15, 2026.

That the brokerage, as an ARMLS Participant, exercise its existing right to a data feed of MLS content and name Truppraisal, LLC as the recipient of that feed on its behalf, under NAR MLS Policy Statements 8.3 and 8.7.
No payment to Truppraisal. No licence granted by the brokerage to us. No term, minimum or exclusivity. Revocable by the brokerage, on the terms of ARMLS's own Agreement.
NAR MLS Policy Statement 8.3 obliges the MLS to deliver a data feed to a Participant or the Participant's designee:
“a data feed containing, at minimum, all active MLS listing content input into the MLS by or on behalf of the Participant and all of the Participant's off-market listing content available in the MLS system.” NAR Handbook on Multiple Listing Policy, Policy Statement 8.3
The same policy caps what the MLS may charge and expressly preserves the designee's use:
“delivery charges for the Participant's listing content shall be reasonably related to the actual costs incurred by the MLS” — and — “MLSs will not limit the use of the Participant's listing content by the Participant or the Participant's designee.” Policy Statement 8.3, including note. The feed must comply with RESO Standards per Policy Statement 7.90.
Policy Statement 8.7 governs the broader brokerage back-office feed and is explicit that a designee may receive it on the Participant's instruction:
“at the request of a participant, MLS must provide BBO Data to that participant's designee” — and the designee may use it “to facilitate the BBO Use on behalf of that participant and its affiliated subscribers.” NAR Handbook on Multiple Listing Policy, Policy Statement 8.7
BBO Use, as defined in 8.7, covers brokerage management systems, CRM and transaction management tools, and productivity tools, restricted to the firm's own staff and bona fide clients. Generating valuations for the brokerage's own subscribers and their own clients sits inside that definition.
Policy 8.7 also provides that MLSs “may impose reasonable licensing provisions and fees”, that Participants cannot opt their listings out of the BBO feed, and that roster information use “may be further limited by participation agreements”. We have quoted the fee position for this MLS above rather than characterising it.
Nothing is payable to Truppraisal, LLC, and we do not invoice the brokerage for its agents' subscriptions. Any delivery charge is ARMLS's own and is disclosed on their form before execution. ARMLS's published schedule, as at September 15, 2026:

Vendor intake — buying the data in our own name rather than as the brokerage's Consultant — is the route we are not taking, and is why this is a request to the brokerage rather than an invoice to ARMLS. It typically runs $1,000–$1,500 per product, per month; that figure is our own estimate of market pricing, not an ARMLS published rate.
The brokerage may withdraw the designation at any time, for any reason or none, by notifying ARMLS. ARMLS revokes the credentials and our access ends with them. No notice period, no cure period, no penalty, and no data right survives. On termination we cease use of the brokerage's MLS content and delete retained copies in accordance with ARMLS's own requirements.
The right in Policy 8.3 and 8.7 attaches to the Participant, and NAR defines a Participant as “a principal, partner, corporate officer, or branch office manager acting on behalf of a principal.” Policy 8.7 then permits the designee to use the data “on behalf of that participant and its affiliated subscribers.”
So the unit is the participation, not the office. Where a firm's licensees are all affiliated subscribers under one designated broker's participation, that one designation covers them — whether they sit in one office or twenty. Where a firm holds more than one participation (separate legal entities, or branch managers registered in their own right under Policy 7.24), each participation is its own authorization.
The question that settles it: how many ARMLS Participant IDs does the firm hold? One ID, one signature. Several IDs, one signature each. ARMLS can confirm this for a given firm, and the ID is asked for on the form in any case.
ARMLS has confirmed that it reviews the appropriate feed and Agreement structure against the specific Participant and office setup — so a firm with several offices is told its own answer rather than a general rule, and it is told it by ARMLS.
This is our reading of published policy, not advice on the firm's structure — which only the firm and ARMLS can confirm.
Two stages, not one. The brokerage submits ARMLS's own form — submitted through ContractSafe; ARMLS sends an email verification link first — and ARMLS then prepares a Participant Agreement for the brokerage to sign. Access is issued after that Agreement is executed. The request must be associated with an active ARMLS subscriber. ARMLS states that requests may be submitted by the subscriber or their consultant, so the brokerage need not navigate the form itself if it would rather we prepared it for signature.
Confirmed directly by ARMLS on September 15, 2026. Counsel should expect the Agreement; it is ARMLS's instrument, not ours, and we are not a party to it.
