Sample report

This is what lands in your client's inbox. With your name on it.

Every quarter, for every past client, without you touching it. Below is a complete report — the estimate, the sales behind it, the adjustments, and the disclosure. Read it the way a homeowner would.

About the numbers below This sample uses invented property data and a fictional agent. Real reports are built from your MLS's actual closed sales, which we don't publish on the open web. The format, the arithmetic and the wording are exactly what your clients receive.

Adjusted price accounts for square footage, lot size, bathroom count, pool, garage capacity and age. Green means the comp was adjusted upward toward the subject; red downward.

This report includes market trends, comparable sales with adjustments for square footage, lot size, bathroom count, pool, and other key factors, then ranks each comp using the proprietary TruComp Rating system so you can see at a glance which sales best support this value range. Why it's built this way

The agent is the brand

Truppraisal opens the report because an independent valuation is what makes it worth sending. Everything after that belongs to the agent — their name is the largest thing on the page after the number itself.

The comps are printed

Every sale the model used is listed with its address, size, distance and price. A number nobody can check is worth very little, and homeowners check.

The disclosure sits with the value

Not buried in a footer. Arizona law exempts automated valuations from appraisal licensure on the condition the output is disclosed as not an appraisal — so it belongs next to the number it qualifies.

The agent is not the author

The wording is "Your Real Estate Professional", never "Prepared By". The analysis is the software's. That separation is what makes it comfortable to send a number a client might not like.
