Truppraisal vs RPR

Most Arizona agents already have RPR. It gives you a value estimate and the tools to build a CMA yourself. The difference is who does the work: in RPR you pick the comps and make the adjustments. In Truppraisal, they are done for you.

The short version. RPR’s automated value comes with a confidence score, and its CMA tools let you search for sales, choose your comps and adjust them by hand. A Truppraisal Estimate picks the comps and makes all the adjustments automatically — size, lot, pool, baths, parking, view, a busy road, condition and market conditions — and shows every sale with its dollar lines.

Same goal. The difference is the 15–45 minutes you spend per home.

Reflects RPR’s agent tools as advertised in October 2026. RPR is a member benefit of the National Association of REALTORS®; RPR and RVM are its trademarks, and Truppraisal is not affiliated with either. Products change — check RPR’s current feature list before relying on any row.

The middle rows are the product. Getting a number is easy. Choosing the sales that genuinely compare and adjusting each one in dollars is the part that takes your evening — and the part a homeowner asks about. Truppraisal makes all the adjustments automatically and prints them, so the number can be checked instead of taken on faith.

Where RPR is the better tool

  • It is already paid for. If you are a REALTOR, RPR comes with your membership.
  • National coverage. Truppraisal is live in Maricopa County, Arizona, with more Arizona counties to follow.
  • Property research. Ownership, listing history, schools, flood zones and many other report types. Keep using it for that.

Truppraisal does one job: the comps and the adjustments, automatically, every time.

Isn't RPR free?

For REALTORS, yes: RPR is a member benefit of the National Association of REALTORS. What it does not do is pick the comps and make the dollar adjustments for you. That part is your time, on every report. Truppraisal does it automatically.

Can I keep using RPR?

Of course. Many agents use RPR for property research and listing data. Truppraisal replaces the part where you choose the comps and adjust them one by one.

Is a Truppraisal Estimate an appraisal?

No. A Truppraisal Estimate is generated automatically by a computer model from county public records and recorded sales, and no appraiser prepares or reviews it. It cannot be used for lending, tax, legal or estate purposes.
